What is a BER cert?

The BER cert is an energy label for a property, similar to the one used on electrical appliances. It gives the user a means to compare the likely running cost of one property versus another. Under current legislation, it is required for all properties sold or let.

Can you rate a home from plans?

Yes, a provisional BER cert can be issued from plans. This cert is based upon pre construction plans. When the property is constructed a new BER cert must be supplied to the purchaser based on what is actually built so that a correct building energy rating is arrived at.

Who will carry out the survey?

The audit will be carried out by a member of our team and a BER cert will be issued by www.buildingenergyratingtoday.com.

When is the BER implementation date?

All properties, both new and existing, that are for sale or let must be rated from Jan 1st 2009.

What does the BER cert look like?

A BER cert shows a grade for your property based on the energy demand and ranges from A (most efficient) to G (least efficient). go to www.sei.ie to look at a sample.

How long is the BER valid for?

It is valid for 10 years provided that there is no material change to the property that could affect the energy rating.

What use is a building energy rating to me if I am not selling or renting?

Energy costs are rising; therefore it makes sense to implement recommended changes in order to save money and reduce your carbon footprint. Insulating walls and roof spaces, installing double glazing, fitting thermostats are just a few changes.

How can a BER rating be improved?

The BER cert comes with an accompanying advisory report. This report outlines the recommendations as to what you can do to improve the energy efficiency of your home. You may wish to implement some or all of the changes outlined.

What are the implications of non compliance?
